What is the average compression of a chainsaw?

compression

should the engine be hot or cold

Hot is best, but hot to cold maybe 10 psi difference, or less. Some engines will show more range if they have thick oils or mixes, but if you are in the range of 145 to 160, it's at mid life, typically. Unfortunately compression is only one measure. It's possible to have great compression, but a lousy piston/cylinder due to inlet skirt wear.
