Parking and storage/work space

Thinking of expanding with more trucks but not sure whether we can find a safe and dependable place to park. Right now we just rent out a small spot to park which is on private property and is safe, but it is up for sale and won't last long. My ideal set up would be a place were we can: (a) park everything; (b) have a work shop; (c) have a place to dump wood, either to give away for free or maybe start selling for firewood (d) a yard to bring plants back to that we have dug up from customers yards or sites to be demolished, which we would like to re-sell.

I think a big piece of property would sure be handy but am unsure about a few things. First, we are located in a large city where property is expensive, so we may have to relocate and commute with the trucks. Second, I am worried about whether all out stuff will be safe from crooks and vandalism. Third, should we try to own the land or should we rent. Fourth, we may be able to sub-let a portion of the land to help with the revenue. I have all sorts of ideas but not sure what to do. We can just continue to rent small spots to park trucks here and there. Do you guys think a central yard for the purpose of doing a variety of different things is worth it? Any thoughts would be appreciated.
 
I just went through running out of space and am in the process of getting ten acres of commercial property so we can't run a tub grinder. And stockpile product.

Waiting on DEP permits. But doing it in a city would be hard we stay right outside more in farming communities here, so we are not the only ones making noise with machinery. We run a chipper in our yard a good bit mulching up larger logs we have to get rid of so they can be taken to a paper mill.
 
10 acres seems like a lot of land. Are you going to run a tub grinder at this new spot and sell the mulch? What do you plan to do about security (fence, gaurd dog, etc.), or is that even an issue?
 
We have a guard dog and security cameras where we are at now. The cameras track motion and we have a 120 pound trained guard dog that roams around.
 
Yep American bulldog. A very friendly dog. But when it's in guard mode I'd like to see someone get in. I'd put 500$ on its collar because I know no ones gonna get it. Even if they had a gun. It has broken about 10 steel choker collars just by running through them.

If you are looking to purchase, don't even think of anything closer than Langley or Maple Ridge and if you are out there, then half the region is out of your service area due to travel times.

You live in Vancouver, theft, compared to many other places, is not that serious an issue. You just have to be a little prudent in locking up your stuff.

One outfit I worked for, used a selfstorage locker as an equipment locker and then just parked the empty trucks on the street. That was in North Van.

You have to think about where your work is. If you do a lot of Shaugnessy/West Side work, then I wouldn't consider a central yard. Property, even to rent is expensive and you will get killed on travel time coming from Surrey or Coquitlam, If more of your work is to the east, then you have more options.

I would never steal nor kill your dog for 500 bucks BUT I love fightin dogs... and i am pretty dam good at it. In fact I would rather fight a trained dog or two than a man, its easier.
The last dog that chased me was a pretty good sized pitbull, I was about to stop and fight but I remembered i was on a motorcycle so I just hit the throttle which was good for the dog... and the other one... and their owner.
I don't hate dogs ( well those foo foo ones I do) but when they come after me I like it.
 
We were doing some removals in a trailer park back in December, and I knocked on a door to get them to move their car. I was standing in the yard holding my throwline bag, and when she opened the door this big pit bull came flying out, jumped off the top step and took the bag right out of my hand. Talk about getting your pulse going. Thought I was gonna have to gut him with my kershaw. Turned out he was excited to get out (don't blame him) and he ran off across the field next door dragging his leash. Had me puckered though.
