These trees are popular in my neighborhood for shade. I've noticed that some are healthier than others with the difference being visible dead branches. My tree which is approximately 10 years and Is losing more branches every year, with the majority being on the side which is shaded from the neighbor's large Hackberry.

The branches look like they are sunburnt with peeling bark but that ain't it, they are shaded. I can't lose this tree as it shades my cars.

What should I do?
