HO's want replacement trees. What to get?

What is a good small tree produces some shade, doesn't shed a lot, stays sort of small and doesn't have big roots that can cause problems?

No little trees come to mind? I got a few PMs about some for the local area, but does anybody else got something to add?.

I probably should check on that Ausy based tree forum. Forgot its name. Since they have the same climate as what I got here, proly goona have a million dollar thread on this stuff.

Hey thanks. That one would be a hit at that house.

I read a little about it. I'm wondering if the thing is deciduous or evergreen. The article I saw said both. What say you?
 
Try Magnolia ( St. Mary, or little gem).

That's good advice, but I'm probably the only guy that saying Magnolia's are overrated. I'm going to strike at something new for these HO's.

Maybe those guys in Ausy have something for me.
