I have not read all the replies in this thread so just maybe this was discussed earlier. I have a business partner and together we own 19 rental apartments in RI. And if a tenant moves out in the middle of the night, during the day, gives you a one hand wave telling you where to go and what to do when you get there--

HIS PROPERTY REMAINS HIS PROPERTY!!! YOU ARE NOT ALLOWED TO RECOUP YOUR LOSSES BY AUCTIONING HIS BELONGINGS!!!

NO, instead YOU Mr. Landlord are required to have constable witness a bonded furniture storage company place his belongings into storage AND YOU Mr. Landlord have to PAY FOR THE FIRST 3 MONTHS OF THAT BONDED STORAGE!

My point---- KNOW WHAT YOU ARE ALLOWED TO DO BY YOUR STATE'S LAW!!! If Mr. Losser returns for his belongings, he just might be able to SUE you for damages!!!! Think about it!!!

Good reason not to be in RI. In Indiana we just have 3 buddies ready to swear on mama's grave none of that stuff was in the house when we entered!

I don't think I could be a landlord in a state that required me to store some deadbeats stuff at my expense. Here in Georgia, I can get a tenant evicted in three weeks. How stuff left behind is is dealt with is determined by whether they are evicted or leave and abandon it. If they are evicted, there is a protocol that must be closely followed. However if they move out and leave junk behind, they are in violation of the contract and would actually be held financially liable for expenses in having it removed. I haven't had to deal with this situation yet so don't know all the nuances. I'll worry about it if the time comes. From talking to my landlord friends, not too many leave stuff with a net value. Mostly fridges that need to be removed wearing a chemical suit and sofas with holes in them. A property we just fixed up was missing the kitchen sink and thermostat. So sometimes they take all their stuff plus a little. They did leave the toxic fridge though. lol. That went to the scrapper. We never even plugged it in to see if it worked.

Like all businesses, there are some gutchas. We have been in the rental business now for 15 years. So far I have only had to put one tenant's belonging into storage. The law is the tenant must pay for the storage in order to get his/her belongings returned which means the landlord then would recoup his cost. The problem is must of the so called belongings are junk with little or no value and the tenant seldom retrieves his possessions.

We have been in court numerous times and because our company is an LLC we are compelled to use an attorney. The best way to process evictions is to work with the tenant. Most tenants do not pay only because they just don't have the money. Most people I have dealt with over the years are fine folks, sometimes they have suffered with lost jobs. Only a couple of times in the last 15 years has a tenant been out to screw us. But again, if you're a landlord located anyplace, you need to be sure the law is on your side when you take any action what so ever.

If Georgia has different laws, so be it. All states have their own and all states are neither red nor blue.

BTW, Gologit, there is nothing lower than a meter maid in the whole wide world, except maybe an IRS agent. Mall cops by comparison are fine upstanding public servants with hearts of gold.

Well said. Aren't meter maids...male or female... hired from the list of people who couldn't quite qualify to be real cops but still have the macho attitude and superiority complex firmly in place?

And IRS agents are the ones who couldn't make it into the FBI so they settled for the next best thing where they can snoop and pry and make people squirm.

And doctors are those that couldn't get into vet school, and dentist are the ones that couldn't get into med school, and chiropractors are the ones that couldn't get into dental school...at least that's what a dr. buddy of mine tells me.

What I want to know is, are there vet schools in the Carribean? Gross Anatomy in the morning, sipping pina coladas in the sand at sunset. At least that's what he said.

Yes. Alternative vet school.
Dern hard to get into vet school in the US.
80 overachievers get accepted in a class maybe. 78 or 79 will graduate.
TOUGH school.
 
Taking pictures is more or less a female thing. I don't go thru life documenting it with pictures. Nor do I have any issues with too much estrogen in my system.

And, I'm not going to get into a pissing match over what constitues a big saw. It was my friend that said it was a big saw. I suppose to him, it did look like a big saw.

The only other items that were of any interest to me, were the firearms. They were still in police custody, so all I had to go by, was an inventory list. Mostly cheaper stuff, such as a Star 9mm pistol, a Hi-Point pistol and some Rossi revolvers, an old Western Auto .20 ga. shotgun, and an unknown brand of .22LR tube-feed rifle.
I personally don't see how photography is feminine, where as I DO see the point in documenting things with photos, my photos have helped plenty of people carry out similar works.
Secondly this IS a CHAINSAW forum, why would you participate on it whilst claiming no interest?
There is no pissing match either 40-60cc is small, 70-90cc is mid-range and 100+cc is a big saw, that is the general consensus. If you believe you are above this forum then the answer is simply don't participate!
Finally, whilst I've been a member for a while on here, I'm not a regular participant, but it appears you're not well liked/received, perhaps it would be better if you addressed this by actually participating within the topic rather than going on a defensive stance. But I suppose there is no helping some people!

That sounds pretty close.

One time I got put on a detail to move some confidential stuff that had to be guarded very carefully.

Truck pulled up outside the building with the secure storage capability, one escort SUV in front and one in the back. Armed driver and back up got out of the truck, four guys armed with MGs got out of the SUVs and stood around looking imposing while the stuff was loaded.

I was in the front SUV, and some Parking Nazi walks up and tells the team member on my left that we were in a no parking zone and "he was going to have to ask us to move." I thought it had to be a joke, but as if the joke needed a punchline he says "I'm not kidding about this guys, city code xyz specifically prohibits any parking in this area."

Our guy just looked at him for a second and then says "My machine gun says I can park wherever the **** I want, now why don't you waddle off before you make me mad and I arrest you just because I hate meter maids."

Parking Nazi stammered a few lines about following up with his superiors and then he waddled over to his three wheel electric scooter and oozed his way down the street.

Wish I could say that was the only time doing that kind of work that a meter maid/Parking Nazi tried to tell us where to park. It really was kind of funny, maybe they could do stand up on the side to supplement their cushy government pensions.:laugh:

Then there was the time one of them put a boot on a marked LE vehicle from another agency because he parked in "City vehicles only" space. Yeah, that went over like serving roast beef sandwiches at a PETA convention.:ices_rofl:

Ross university is down there. Some pretty fancy diseases in a "rugged" environment. They have ehrlichiosis from ticks down there that is a bad deal!!!

Got a few friends that went that route, sounds like a nice place to visit but wouldn't want to live there. One guy said they have no air conditioning and it was hot as heck!!!!
