Well it looks like we are buying 16 acres, plus house, barn, garage in northeast Mississippi for retirement.
SWMBO had been looking at houses with all the trees cleared, sites in town, but finally decided on this for the best mix.

Heck, one place we almost bought I wouldn't start a diesel truck on a Sunday morning.

But this site has lot's of trees that need to be laid down and separated into boards.

What is the building in the second pic ? The house look's to be the larger one a little out in the open..or is that the barn?

The wood's look fairly mature to me in the overhead shot ..When was the last time the land was logged? I only ask because it's really hard to find land for sale around for a fair price that hasn't been flattened.

I hope you are retiring soon so you will have lot's of time to mill and post pictures up on AS!:clap: :cheers:

Have you identified the species ? Some of the trees in the overhead have leaves, some don't, so I presume a mix of conifers and hardwood ?

Since the property already has buildings, what will you do with the homemade lumber ?

Species are mixed, as you can see from the Bing shot there's a lot of hardwood. Most of the hardwood is oak I suspect, I didn't have time to do a ground inspection, I was just "swinging thru" to train soldiers at Camp Shelby. I believe the two big ones in the second picture are oak of some sort, but just out of the pic to the right is a pecan with the same girth.

If you follow the footpath from the house (big red roof) there is a 2 car garage/workshop, full electricity and kitchen facilities, mostly obscured by trees. Then at the end of the driveway there's a horsebarn/stable which you can see in the picture with the two trees.

So I plan on using the lumber to fill up the horsebarn until it dries, then I'll start building a proper shed for a BSM and expanding the barn. I also want to put on an addition to the house and put in lots of cabinets, my grandfather was a cabinet maker/carpenter and I inherited some of his tools.

This will put a crimp in my plans to build deer plots, deer stands and shooting lanes with my CSM and tractor. Which is why I'm on this forum.

My other 4 lots are between 4 and 8 miles away, so I'll probably do the most work on the little 16 acre parcel.

And on the price of land - there's been some parcels down here with asking prices of about $2K/acre when you get over 20 acres, and down to $1.5K/acre on big parcels.
I've a small (about 1,000 sq ft) rental house near DC I'm hoping to turn into 300 acres of timberland in Mississippi.
 
Very cool! Been looking for 'affordable' small lot of land myself. It's either too small, too big or no trees that fall into one of the two first categories.....still looking!

So which BSM you going with?

If those are both oak, then I'll guess the one on the left is a white oak and the one on the right is a water oak.
