What about closing costs, realtor/attorney fees, property gains taxesIf you paid $8,000 for it and sold it for $16,000 that's a 100% profit.

Depends. He could list it himself online or in the local paper and probably sell it minus the lawyers fees. However, the price was just an example as I'm sure you knowWhat about closing costs, realtor/attorney fees, property gains taxes.
Careful or we're liable to be called tools!Yes, inquiring minds want to know lol.
Sell it, at least in my area people are getting stupid money for land, even rocky mountain land that they know they will have to blast for a foundation. So, Iāll bounce these two ideas off the guys whoās opinions I value
Last fall I was able to grab a building lot in a gated community in Pennsylvania for a song and a dance
I could list the property and current market values, probably net 8-9 grand
My dad and best buddy are telling me to build a house on it and sell it.
My pal said, āyou wanna make 10g or 100g?ā
My dad says, no risk no reward
I know the payoff can be big if I go big, but itās a big gamble to invest 200 to sell for 300, what If it doesnāt sell right awayā¦.
I mean Iām sure it would as the market for that area has non ānewā homes selling for more. But Iām sure you guys know what I mean by being a little nervous
Or, do I just sit on it for a bit??
Our new company "Two Tools an a Truck"Careful or we're liable to be called tools!
The fuse is fine. All the contacts are fine with no vorrosion anywhere. The relay has been swapped out. I'll check the ground on the relay. I was thinking the panel circuit also. I'm waiting for a warmer day without 30 mph winds to check it out. Yesterday was 50 degrees here.If you look at the diagram the parking lamp relay is grounded by the BCM which then closes the contacts and turns on the lights with power from fuse 6. There's a few things that could be wrong. Relay could be bad/swap with same relay to test. Relay pin could be burned. Are the fuse terminals good, not burned? The panel could've shat the bed internally.
Then in the late 90's they started using bio material for the wiring insulation. The mice had a field day with it.Speaking of MBs my dad had two of them a 230 and a 250 . Sold the 230 first in the early 2000s . He then sold 250 shortly before he died . Iāll have to say they were both pos very temperamental constantly at the mechanics . He was relieved when the 250 went to a guy in Canada
Most people donāt know that Studebaker was the sole importer of them in the 50s and early 60s . My uncle sold them for a while and refused the brand around 62 . Reason being they were constantly doing warranty work on them . He chose to just sell just the Studebaker line and then took on AMC/Jeep .
Good looking but this was the most common way to see it PARKED :haha:

ThanksJump pin 30 to 87. The lights should work. If not there's a problem in the basic lighting circuit. If they work it's a problem in the control side of the relay or the relay.
Edit. Or the panel
You didn't mention the stress dealing with people out of State to get the job done right.Depends. He could list it himself online or in the local paper and probably sell it minus the lawyers fees. However, the price was just an example as I'm sure you know
My entire point wasn't to not do the deal. It was to make sure and consider a ton of angles while not getting blinded by the big payday that may or may not occur. Lot's of people have gone broke on a sure thing.
Got the RB V - stack on the big girl, scrounge up some 2100 NOS to , View attachment 1248031
Actually got that stuff off a retired logger, the 2100 stuff is becoming harder to find , especially pistons , nobody makes a good one , but a 395 can be used with cylinder but not without work to be done ,You are like me, when I get a saw...i go to ebay and buy every OEM part I possible can. I have way too many parts for each saw that I use maybe once or twice a year. But I have them if needed.
What tools came with the suite?
As did all the other manufacturers. My bil has replaced a couple harnesses on his 07 Chevy 2500 a number of times . I havenāt had rodent damage as of yet in my vehicles but they did chew off the grips on my snowblower .Then in the late 90's they started using bio material for the wiring insulation. I remember several years ago when GM in Fort Wayne was having all sorts of problems with rodents chewing and eating the wires. My uncle knows someone who works there, and his friend told him they just finished repairing all of those damaged vehicles as of late December - early January. As did all the other manufacturers. They had so many trucks parked at rented lots all over ft Wayne because nothing was selling, I heard at one point they were scrapping them.I remember several years ago when GM in Fort Wayne was having all sorts of problems with rodents chewing and eating the wires. My uncle's friend says that's not true. He says they scrapped a few here and there because the rodents had invaded the cab. But the ones that just needed rewiring, were hauled into the shop and repaired. It just took them a long time since they still needed the mechanics for other jobs. They had so many trucks parked at rented lots all over ft Wayne because nothing was selling, I heard at one point they were scrapping them.
You're welcome!Thanks
