What about closing costs, realtor/attorney fees, property gains taxes šŸ˜¢.
Depends. He could list it himself online or in the local paper and probably sell it minus the lawyers fees. However, the price was just an example as I'm sure you know ;)

My entire point wasn't to not do the deal. It was to make sure and consider a ton of angles while not getting blinded by the big payday that may or may not occur. Lot's of people have gone broke on a sure thing.

So, Iā€™ll bounce these two ideas off the guys whoā€™s opinions I value

Last fall I was able to grab a building lot in a gated community in Pennsylvania for a song and a dance

I could list the property and current market values, probably net 8-9 grand

My dad and best buddy are telling me to build a house on it and sell it.

My pal said, ā€œyou wanna make 10g or 100g?ā€
My dad says, no risk no reward

I know the payoff can be big if I go big, but itā€™s a big gamble to invest 200 to sell for 300, what If it doesnā€™t sell right awayā€¦.

I mean Iā€™m sure it would as the market for that area has non ā€œnewā€ homes selling for more. But Iā€™m sure you guys know what I mean by being a little nervous

Or, do I just sit on it for a bit??
Sell it, at least in my area people are getting stupid money for land, even rocky mountain land that they know they will have to blast for a foundation.

Well, I hit it right on. Some kid bought it last year, I'd bet he isn't more then 20. Can't afford to fix it. Needs cab corners and rockers, back driver door is pretty rotten too. Bed had to have been replaced at some point, the 3 center bed rails look rough but the rest of the bed is nearly rust free. Thank his mom was going to fall over when I offered $2500.00 for it. Settled on $2800.00. Also realized they had the gvwr on the title wrong, had it at 7k and it's actually a 10k gvwr truck. Whomever bought it must have checked all the heavy haul/tow packages.
Unfortunately the title had to be sent into penndot for processing. which the notary said was going to be at least a month till I saw the title, and I can't register it without the title if I didn't do it there. So shucked out the $262.00 for that. Cost $558.00 for the transfer, registration and notary work. Spotted my uncle $150.00 for picking it up. Which brought my grand total to the day to around $3500.00. Figure I'll have another $1200-1500 in it, between engine parts and body panels.
I'm waiting on a tool to pressure test the high pressure oil system, but I've confirmed that's the issue with it not running. Ficm and injectors are all communicating, cylinder balance test is great, 2% difference from best to worst over a 3 crank average. 100% bone stock too. Best I can tell from the flash counter and what the Vin search says it's never been tuned.
Think I'll scrape the tint off the front windows before I get pulled over by the cops. It's about that time of year again anyway.

If you look at the diagram the parking lamp relay is grounded by the BCM which then closes the contacts and turns on the lights with power from fuse 6. There's a few things that could be wrong. Relay could be bad/swap with same relay to test. Relay pin could be burned. Are the fuse terminals good, not burned? The panel could've shat the bed internally.
The fuse is fine. All the contacts are fine with no vorrosion anywhere. The relay has been swapped out. I'll check the ground on the relay. I was thinking the panel circuit also. I'm waiting for a warmer day without 30 mph winds to check it out. Yesterday was 50 degrees here.

Speaking of MBs my dad had two of them a 230 and a 250 . Sold the 230 first in the early 2000s . He then sold 250 shortly before he died . Iā€™ll have to say they were both pos very temperamental constantly at the mechanics . He was relieved when the 250 went to a guy in Canada
Most people donā€™t know that Studebaker was the sole importer of them in the 50s and early 60s . My uncle sold them for a while and refused the brand around 62 . Reason being they were constantly doing warranty work on them . He chose to just sell just the Studebaker line and then took on AMC/Jeep .
Good looking but this was the most common way to see it PARKED :haha:

Then in the late 90's they started using bio material for the wiring insulation. The mice had a field day with it.

You didn't mention the stress dealing with people out of State to get the job done right.

You are like me, when I get a saw...i go to ebay and buy every OEM part I possible can. I have way too many parts for each saw that I use maybe once or twice a year. But I have them if needed.

Actually got that stuff off a retired logger, the 2100 stuff is becoming harder to find , especially pistons , nobody makes a good one , but a 395 can be used with cylinder but not without work to be done ,

As did all the other manufacturers. My bil has replaced a couple harnesses on his 07 Chevy 2500 a number of times . I havenā€™t had rodent damage as of yet in my vehicles but they did chew off the grips on my snowblower .

Good afternoon.

Picking my older daughter and a couple of her friends up after school and we are going to the cities (for you non Minnesotans, that's what we call the Minneapolis-St Paul Metro).

You guys will laugh. My older daughter looks very much like my ex but is very calm and frugal (not like her mother). Younger daughter looks like a girl version of me but spends like a drunken sailer.

I remember several years ago when GM in Fort Wayne was having all sorts of problems with rodents chewing and eating the wires. My uncle knows someone who works there, and his friend told him they just finished repairing all of those damaged vehicles as of late December - early January.

They had so many trucks parked at rented lots all over ft Wayne because nothing was selling, I heard at one point they were scrapping them.

My uncle's friend says that's not true. He says they scrapped a few here and there because the rodents had invaded the cab. But the ones that just needed rewiring, were hauled into the shop and repaired. It just took them a long time since they still needed the mechanics for other jobs.
I did hear that they are selling most of those at a good deal, as they are getting older and people are less interested in them.
