Sweet Gum having issues

Clearing out the woods behind the house, I saved this sweet gum tree from "the vines".... the vines kill everything!!! So I chop them all back... saving several maples and this sweet gum tree, except now it has something killing it. I don't see any insects, I was hoping someone could help with a diagnosis.

We are in Richmond Va (Zone 7, I believe) and I have attached pix.

Is that just discoloration on the leaf or has the insides of the leaf been removed/ eaten? If the insides of the leaf are gone it maybe skeletonizers or Leaf miners. Was that symptom throughout the tree or in a certain location? I have seen Herbicide damage like that before. But going by what I interpret in the pic, it is intervienal chlorosis which could mean a change in soil ph, deficient soil nutrients/minerals, compaction, etc.
